Reasons to Call On Us
Is your manufactured or mobile home feel out of level? Are you concerned your home may not be fit for the next earthquake? If so, it is time to think about re-leveling your home and consider adding a sturdy Earthquake Resistant Bracing System.
If your home is out of level it is usually due to the ground settling underneath the blocking or foundation of the home. Settling soils can cause gaps between the foundation supports and the I-beams of the mobile home leading to cracks in walls, doors not closing properly, or jamming even windows not working properly.
Floors develop squeaks and creaking noises due to a variety of reasons (not always caused by the home being out of level). Being out of level also can cause serious structural damage, so it is wise to re-level your mobile home as soon as possible.

What Is Manufactured & Mobile Home Re-Leveling?
Mobile home re-leveling is accomplished by adjusting the piers under the mobile or manufactured home. This process is carefully done to equalize the pressure and weight distribution across the metal frames of the home in order to distribute the load over the entire footprint of the home’s support pads. Sometimes we repair skirting too!
How often am I supposed to have my manufactured home re-leveled?
Manufacturers recommend re-leveling to be done every 5-7 years over the life of the mobile or manufactured home. Re-leveling is a term widely used to describe the readjustment process of the home’s undercarriage, which in many cases the mobile home has been sitting improperly installed by the initial setup crew.
In addition, there can be added hazards that can have an effect as well. These hazards can be carports, awnings, decks, or anything else that may be attached or adjacent to your home that adds weight to your home’s foundation components. This added weight over time can over-stress the support system causing settling.
Professional Re-Level Service & Inspection
Our professional re-level service & inspection includes checking the underside of your home’s beams for level and while we are down there we do much more. The level is determined by checking the steel I-beams under your home.
Finally, if your home is found to be out of level we will adjust as much as 25% of the home’s square footage. When homes are in excess of 25% this then we will give you a price on a case-by-case basis.
Less Than 18″ Crawlspace
When your home’s crawlspace height is less than code, 18″ to the bottom of I-beams, then you will be given a price for the additional effort needed to level your home. And you will need to pay our service call fee at the time of the service call which can be deducted from the bid if you choose to accept our bid.
Additionally, while performing the re-level we try to use the existing materials to adjust for level although additional materials may be needed. Any additional materials needed, such as blocks, wood, or pairs of wedges will be billed at $10.00 each.
Your existing tie-down straps may need to be replaced due to the height changes caused by the raising or lowering of the home. For tie-downs to be effective they must be secured tightly. Our service techs are tie-down professionals and will inform you of our current cost.
As we alluded to before the purpose of a re-level is much more than checking your home for level from one end to the other. While we are crawling under your home we are also inspecting other items as well. Here is a list of those items:
- Make sure there’s proper ventilation
- Underbelly wrap
- Heating ducts
- Waterline insulation
- Sewer pipe slopes
- Groundwater drainage
- Vapor barrier
- Inspect piers, bracing, seismic and tie-downs
What can be done when we find improperly attached structures?
As an added service we offer structural support fixes. These fixes vary in cost from each condition our professionals find. We will make you aware of these conditions in writing and provide a free estimate.
Older homes have other problems that are often found such as the following list:
- Additions Attached Incorrectly
- Improper Repairs
- Leaking Plumbing Connections or Wrong Fittings
- Electrical Not Installed To Code (We will recommend hiring a licensed Electrician)
- Forced air heating ducts rotting on the ground.
- Underbelly wrap needing repaired
- Drainage issues causing settling.
- Torn vapor barriers.
These older homes may have materials that have deteriorated or the materials may no longer be consistent with industry standards. For instance, original concrete piers may have become brittle and begun the process of crumbling.
Metal support piers have started to rust due to excessive moisture condensation from lack of proper ventilation or poor drainage. If any of these items are in need of repair consider doing a full foundation reconditioning.
What is Foundation Reconditioning?
In the case that we find any of the above-mentioned foundation support problems the support system may need a substantial overhaul which is called “foundation reconditioning.” We will be replacing piers and pads as needed as well as making sure that all screws meet the manufacture’s specifications.
Furthermore, in many cases, we must remove debris and re-install fallen insulation, repair vapor barriers, re-attach ducting and raise electrical wiring. All of this is an up-charge and is commonly called mobile home foundation reconditioning.
FHA VA Financing Requires Foundation Certification
Lenders like FHA and VA require Foundation Certification for manufactured homes. We can help with contacting an engineer and doing the work bringing the home to code. A foundation inspection is needed to inspect the foundation. Many times the manufactured home needs blocking replaced or tie-downs added. Let us know if you need our help.
